After hours
A buyer asks about a viewing at 9pm. A patient wants to know if you take their insurer on a Sunday. By Monday they have already called someone else.
AI website chatbot for UK estate agents, clinics, recruiters, and small B2B teams
We train a chatbot on your own pages and install it in about 48 hours. It answers the questions you hear every week, and emails you when someone wants a quote, a booking, or a call back.
You approve it first
You read the answers before anything goes on your site.
It does not guess
If the answer is not in your content, it says so and takes their details.
Leads come to you
Name, contact, question, and the page they were on.
Kept, then removed
Chats stay so you can follow up, then they are removed after 90 days.
Live example
This chat is the demo. Harbour Estates is a fictional agency, so you can see the kind of reply a visitor would get. Ask it a question in the box.

Example chat
Hello, I am Harbour. Ask me about viewings, areas, or booking a valuation.
Which areas do you cover?
We cover the town centre and the villages within about twenty minutes of the office on Market Street. If you tell me the address, I can say whether it sits in that patch.
What are your fees?
We do not quote a fixed price online. The fee is agreed at the valuation, after we have seen the property. I can take your name and a phone number and ask the team to call.
A buyer asks about a viewing at 9pm. A patient wants to know if you take their insurer on a Sunday. By Monday they have already called someone else.
The inbox is full, the phone is on a viewing or a clinic list, and the person who asked for a price has moved on.
Fees, opening times, areas covered, how to book. Good people spend the morning typing answers they have typed before.
Step 1
We read your site, your fees page, and the questions you are tired of answering. You check what the bot is allowed to say.
Step 2
One line of code on your site. It uses your colour and your greeting. Your existing pages stay as they are.
Step 3
When someone asks for a quote, a booking, or a call back, you get an email with their details and the page they were on.
Each bot is trained on your own pages, so it talks about your fees, your areas, and your opening hours, not generic answers.
Books valuations and viewings, answers questions about areas and fees, and passes landlord enquiries straight to the lettings team.
Answers questions on treatments, prices, and finance, and takes booking requests when reception is busy or closed.
Points candidates to the right roles, answers client questions on terms, and captures hiring managers who want a call.
Explains services and fixed fees, qualifies the enquiry, and books a call back with the right person.

No. Porter works on your website. It answers visitors in the chat window, day and night, and when someone wants to speak to you it takes their name and number and emails you a call back request.
Yes, if you can add one line of code. It works on WordPress, Webflow, Wix, Squarespace, Shopify, Next.js, React, Vue, and Python sites such as Django and Flask, plus most custom sites. We can add it for you.
Yes, so you can read what was said and follow up. Chats are deleted automatically after the retention period you set, usually 90 days. A visitor cannot delete a chat from the window. See the privacy note for the full wording.
It is told to answer only from the pages and notes we give it. If a price is not written down, it should say it is not sure and offer to take details. You should still read a sample of chats after launch.
About 48 hours once we have the website, the email address for alerts, and a list of pages the bot may use. You approve the answers before it goes live.
It says so, and asks for a name and an email or phone number. You get the lead. It should not guess.
